Clearing yards in Beach Haven West

Bayfront and borough

Beach Haven West sits in Stafford Township — a dredge-and-fill lagoon community on the bay side of Stafford Township.

Housing stock. Single-storey ranches and raised post-Sandy rebuilds on compact lagoon lots, most with a bulkhead and little room behind the house.

Tree cover. Sparse canopy on the lots themselves, but the wind carries leaves in off the mainland and they collect against fences, bulkheads and under raised houses.

Very few Beach Haven West lots have enough tree cover to generate their own leaf problem. What they get is everyone else's, blown across the flat ground and packed against bulkheads and fence lines, plus whatever collects underneath a raised house. That is hand work rather than blower work, and it is the reason a small lot here can cost more to clear than a larger one inland.

Working here. Narrow streets and tight lots. A truck often cannot get past the driveway, so material is carried rather than driven out — the main thing that moves the price up here.

Around Beach Haven West. The work comes from the lagoon streets off Mill Creek Road; the blocks nearest the bay; the raised rebuilds along the eastern lagoons.

On cost here. Compact lots but awkward access: material is usually carried to the street. Expect the labour rather than the volume to set the price.

The problem here is drift, not drop — leaves arrive from elsewhere and collect where the wind stops.

Raised houses create a sheltered void underneath that fills every season and that no blower reaches.

Beach Haven West is named in Stafford's Zone 1 alongside Village Harbor, Colony Lakes, Cedar Bonnet Island, Mallard Island and Bayside — the first Monday of the month, out the Sunday evening before. Leaves go loose in a row at the curb line and must stay on the property side of it, which on a lagoon lot with a narrow verge is less room than it sounds. Miss the pass and the township does not return until the next zone week.

Leaf removal and yard cleanup need no permit in Stafford Township. What matters locally is the township's curbside collection calendar, which sets when piles may go out. New Jersey requires contractors performing home improvement work to be registered, and registration is confirmed against the state register before any crew is referred. Insurance is not part of that check, so ask any crew for a current certificate of insurance before work begins.
